The total amount you need to pay for real estate includes any applicable taxes and levies. In Spain, these will cost you between 10 and 13% of the total price. It includes:

Transfer Tax

A transfer tax (called Impuesto de Transmisiones Patrimoniales in Spanish) is paid on properties that have been previously owned. The rates on the Costa del Sol are 8% for homes valued at €400,000 or less, 9% for homes priced between €400,000 and €700,000, and 10% for homes priced at €700,000 or above.

VAT

When purchasing a new property on the Costa del Sol, you will be required to pay VAT (Impuesto de Valor Aadido in Spanish; IVA) rather than transfer tax. All sales are subject to a 10% value-added tax.

Stamp Duty

There is an additional tax on top of VAT called stamp duty, or Actos Jurdicos Documentados (AJD) in Spanish. The stamp duty on the Costa del Sol is 1.5% of the price.

Notary Public and the Registry Cost (if any)

Unless specified in the purchase agreement, the buyer is responsible for all notary and registration fees. These are typically roughly 1.5% of the purchase price, but may be more or less depending on the property's asking price and the intricacy of the title documents.
