1)   Why should I rent before I buy?
Renting a property before you invest money in buying a property for permanent or semi-permanent residence can avoid disappointment. Renting is a good way to find out if your prospective home does offer what you're looking for.
·         Is this indeed the life style you enjoyed so much during your holiday?
·         Can you find work?
·         Is life in the Spanish countryside or on the coast what you had in mind?
It is also important to experience the different seasons. Southern Spain is known for its wonderful climate, but in winter the sun can sometimes disappear for a week to be replaced by rain. Winter will aslo see you turning on the heating. 

Renting a property for 6 or 12 months gives you a unique insight that can benefit you later.
 
2)   How long can I rent a property for?
In general, the length of a long term rental contract is for a period of 11 months. In agreement with the owners the contract can be renewed every year up to a maximum of 5 years. 
 
3)   Can I also rent for a shorter period?
Rentals for a shorter period (minimum 6 months) are on request.
-      Prices may change depending upon the season!
 
4)   What is included/not included in the rental price?
• The rental price includes community fees and local taxes (both are paid by the landlord)
• Not included are costs of electricity, water, telephone & internet, installation costs of telephone & internet, maintanance of private pool & garden. 
 
5)   Can I rent the property without furniture?
No, but if you have your own furniture we can help you find a solution to store the owners furniture or your own furniture for the rental period.
 
6)   Will an inventory be taken of the property?
Yes an inventory will be done and you will cross check this on arrival. 
 
7)   Can I bring my pets?
Some of the landlords don’t allow pets in rented accommodation; however we recommend that you check with us in advance.
 
8)   Can I install a phone line and internet in a property?
If the property you are interested in does not contain a phone line we will help you to get a phone line with/without internet installed. All costs will be met by the tenant.
 
9)   Can I install satellite TV?
If the accommodation is not equipped with satellite, we must check with the property owner or community to make sure it is allowed. If so we can help you organize this with the local satellite companies.
  
10)        When do I start viewing long term rental properties?
When you have made your selection of rental properties via our website or via our personal portfolio you can contact us to make arrangements. Our advice is not more than 3 months before moving to Spain.
 
11)        How can I arrange to view my selection of rental properties?

12)        When do I make a reservation for the property?
In general long term rental contracts can be signed up to a maximum of 2 to 3 months before starting the rental.
 
13)        How much do I pay upfront?
At signing the rental contract you pay 2 months damage deposit and the 1st month rent. The damage deposit will be returned at the end of the rental contract after the property has been checked.
 
14)        Are there any agent fees?
There is no charge from CASA SELECT Andalucia. However if you would like any additional services we offer there is a charge.

15) What if I decide to buy my rental property?
Please contact us, so we can help you to negotiate the best price and conditions.

16) What is the difference between a long term rental property which I might want to buy and a Rent-to-Buy?

Rent-to-Buy:

Down payment by deposit or higher monthly rent will not be paid back if you do not go ahead with the purchase
Rental period is 3-6 months with a maximum of a year
